OLD BUSINESS CASE # SU15-008/WHITE: The applicant, Lloyd White, Justin Owen, Agent, is requesting a Special Use Permit to erect a 70' cell tower on the subject property. The applicant is also requesting 3 Variances to the 2:1 setback for cell towers; per Section 4.2.E.2.b of the ETZ Ordinance. The 1.18-acre parcel is located west of the City of Las Cruces in Section 10, Township 23 South, Range 1 East, is within an EC1 (neighborhood Commercial, 5-acre maximum lot size, retail and personal services) Zoning District and currently is not addressed. NEW BUSINESS CASE # Z15-004 / VERIZONThe applicant, Verizon Wireless, Justin Owen, Agent, is requesting a Zone Change on two contiguous lots totaling 2.92-acres from ER4 (Residential, 1/2-acre minimum new lot size, single family site-built homes) zoning to ER2 (Residential, 2.0-acre minimum new lot size, single family site-built homes) zoning, to pursue an ETZ lot line adjustment to consolidate the two properties and ultimately receive approval (SU15-011) to construct a cell tower on the consolidated properties. The subject properties are located northwest of the City of Las Cruces, west of N. Valley Dr., within Section 11, Township 23 South, Range 1 East, and are addressed as 2211 & 2215 N. Valley Dr., Las Cruces, NM 88007. The 2.17-acre parcel is described as being part of U.S.R.S Tract 7-28D and 9B-23, filed August 2, 1996, Instrument #9617625. The 0.75-acre parcel is described as being a part of U.S.R.S Tract 9B-23, filed October 11, 1995, Instrument #9522200.
