The Shelton Planning and Zoning Commission of the City of Shelton, Connecticut hereby gives notice of a public hearing to be held on Tuesday, August 11, 2015 at 7:00 P.M. in the Shelton City Hall, 54 Hill Street to consider the following: 1. Application #15-10: Petition of Dominick Thomas on behalf of Matto Family Realty, LLC for approval of Initial Concept/Final Site Development Plans and adoption of a Planned Development District zone change encompassing an area of approximately .41 acres on property located at 434-456 Howe Avenue, 70-72 Bridge Street and a portion of City of Shelton property and identified as Assessor's Map 129D, Lot 55. The property has main frontage on Howe Avenue and also on Bridge Street and abuts the post office municipal parking lot. Said PDD proposal is generally bounded and described as follows: Northerly: by Howe Avenue (Route #110) a distance of approx. 149 feet more or less; Easterly: by land now or formerly of Sylvester and the City of Shelton a distance of approx. 142 feet more or less; Southerly by the City of Shelton a distance of approx.127 feet more or less; and Westerly: by Bridge Street a distance of approx. 142 feet more or less. The Final Site Development Plans depicting the proposed development are shown on drawings titled "The Matto Building, Prepared for Ralph Matto and Family" prepared by Lewis Associates Surveying dated 7/24/15, Architectural Drawings prepared by Joe Matto dated 7/22/15, James R. The intent of the PDD is to accommodate the construction of a five story building for a mix use occupancy including commercial, office, retail, 26 residential rental units and food service uses supported by on site, on street and municipal parking spaces. The property is currently zoned Commercial CB-2 within the Central Business Overlay District and is served by municipal sanitary sewers and public water. 2. Application #15-11, Petition of Gary Knauf for approval of Initial Concept/Final Site Development Plan and adoption of a Planned Development District zone change encompassing an area of approximately 1.9 acres on property located at 561 Bridgeport Avenue and identified as Assessor's Map 50, Lot 10. The property has frontage and access on Bridgeport Avenue. Said PDD proposal is generally bounded and described as follows: Southerly: by Bridgeport Avenue (Route 714); Westerly: by land now or formerly of Royal Wells a distance of approx. 416 feet; Northerly: by land now or formerly of Royal Wells a distance of approx. 208 feet; and Easterly: by land now or formerly of Old Route 8 Associates a distance of approx. 416 feet. The Final Site Development Plans depicting the proposed development are shown on drawings titled "Proposed Commercial Building, 561 Bridgeport Avenue" prepared by Lewis Associates, Land Surveying dated 3/21/14, James R. Swift P.E., Landscape Architect and Engineer dated 7/7/15 and Mingolello and Associates, Architects dated 7/6/15 along with the submission of Statement of Uses and Standards. The intent of the PDD is to accommodate the construction of a two story commercial building containing 8,000 square feet for a mix use occupancy including retail, banks, offices and professional services and limited food establishments supported by on site parking spaces. The property is currently zoned Light Industrial Park District and is served by municipal sanitary sewers and public water. 3. Application #15-14, Petition of Conti Associates for adoption of a zone change from Industrial IB-2 District to Commercial CA-2 District encompassing an area of approximately 1.1 acres on property located at 415 Howe Avenue (Route 110) and identified as Assessor's Map 129, Lot 33. The property has frontage on Howe Avenue, Center Street and Canal Street. Said extension of the CA-2 District is generally bounded and described as follows: Westerly: by Howe Avenue (Route 110) a distance of approx. 161 feet ore or less; Northerly: by Center Street a distance of approx. 85 feet more or less; Easterly: by West Canal Street a distance of approx. 271 feet more or less; and Southerly: by land now or formerly of Eversource a distance of approx. 227 feet.more or less. The property is currently located within the Central Business District (CBD) Overlay Zone and is served by municipal sanitary sewers and public water. 4. Application #15-15, Three Bridges Coffee House, Inc. for Special Exception/Site Plan Approval for a Food Establishment in a commercial building in accordance with Section 33 and use Line 35 of the Shelton Zoning Regulations. The property is located at 415 Howe Avenue and identified as Assessor's Map 129, Lot 33. The Site Plans are titled "Three Bridges Coffee House, 415 Howe Avenue, Suite 102" prepared by John Ruffalo, III, Architects dated 7/22/15. The property is currently zoned Industrial IB-2 within the CBD Overlay Zone and the proposed use is contingent on the rezoning of the subject property to Commercial CA-2 District as requested in Application #15-14 above.
